Finalist in the Offsite Construction Awards – Kings Cross Q2 is a remarkable two-storey cross laminated timber (CLT) and glulam framed development located in central London. The site presented many challenges and with three busy railway tunnels running directly beneath, an extremely lightweight structure with a shallow sub-structure design was required that would not disturb railway activity taking place just a few metres below.
The resulting BREEAM ‘Excellent’ building with its cross laminated timber and glulam structure, provides an excellent solution to the engineering challenge, whilst also delivering a beautiful bespoke architectural design. The project is further enhanced with a tailor-made hybrid cross laminated timber and glulam staircase which takes pride of place within the main entrance.
Initially to be occupied by a local Construction Skills Centre, with large workshops and teaching spaces – the scheme has been developed to allow for the future conversion to a public sports hall facility with associated gym and changing spaces and has been designed for this later conversion with minimal disruption.
