B&K Hybrid Solutions are proud to share our involvement in 123 Golden Lane.

The existing Victorian building will be refurbished, with the existing top floor removed and replaced with two additional floors of new workspaces, taking advantage of the lightweight benefits of a hybrid timber-steel solution.

BKHS will deliver the CLT, glulam and steelwork rooftop extension works on behalf of Conamar. Our package includes a steelwork and glulam frame with CLT floor decks, supplied by Stora Enso, to the rooftop areas, and metal decking at ground floor within the existing structure.



The project has been designed to present a sensitive and considered refurbishment that meets the needs of modern-day occupiers whilst maintaining the character of the existing building. Timber has been specified to limit the load and enable the retention of as much of the existing structure as possible, while minimising the embodied carbon of the project.

123 Golden Lane is demonstrative of the client Bywater Properties’ commitment to low carbon development and refurbishment through its use of sustainable and bio-based materials. Bywater believe this approach - creative reuse of heritage buildings of merit - is an important part of addressing both climate issues and finding opportunities for positive social impact in the community.

On completion the building aims to achieve an upfront carbon of between 264kgCO2e/m2 and 304gCO2e/m2, compared to a newbuild norm in the order of 1000kg CO2e/m2.
