This project in the heart of Mayfair is an iconic commercial scheme which provides 85,000 sq ft of premium office space across nine stories, targeting the highest sustainability standards: BREEAM Outstanding, WELL Platinum and LEED Gold.
The design, by architects Piercy & Co, replaces an existing 1950s office block and balances the historic context of the Square with the ambition for a beautiful, sustainable, and humane workspace.
B&K Hybrid Solutions are delivering the hybrid steel and exposed cross laminated timber frame, with exposed timber floors and soffits.
Berkeley Sq is a fantastic example of close collaboration through the early design period, with a heavy focus on the fire compliance route alongside the fire engineer, building control, local fire brigade and insurance.
Extensive early fire testing was carried out to ensure the project meets the latest regulations, and B&K Hybrid Solutions supported the Fire Surgery and Ignis through a PCSA to develop a route to compliance based on demonstrating that the building will survive the full duration of a fire, to a high enough likelihood. BKHS designed connections to support this approach and were involved in discussions with bodies such as London Fire Brigade, alongside the design team.
