A sustainable redevelopment and vertical extension of a 20th century building.
 

This sustainable retrofit will see the redevelopment of a 20th century building, originally built in 1910, transformed into 100,000 sq ft of flexible high-end office space at the heart of London between Holborn and Fleet Street. Work includes the demolition of the existing top floor and the incorporation of two new floors and a roof terrace.



Another addition to our growing portfolio of redevelopment projects, 5 Chancery Lane will see BKHS infill the existing atrium, from sub-basement to level four, with new levels of structural steelwork – manufactured from our state-of-the-art facility. A new structural steelwork solution by BKHS will then create three new storeys crowned with a roof terrace to the eighth floor.

5 Chancery Lane illustrates how a building can adhere to both new net zero regulations and occupier demands, through sustainable retrofit. To keep with the current demands and changing nature of the commercial sector, the redevelopment has been strategically designed to reduce operational carbon and water consumption.

Aiming to retain and reuse 86% of the original building, with Upfront Embodied Carbon costs 33% lower than the GLA’s aspirational benchmark, the project is targeting BREAM Excellent and uses a circular approach to retrofit.
