The 174,000 sq ft redevelopment at 242 Marylebone Road, London, will extend the iconic London landmark - previously the headquarters of Woolworths - will increase the existing building's gross area by nearly double.
B&K Structures have successfully delivered 1500m3 of cross laminated timber floor and roof decks and 500 tonnes of structural steelwork for the extension works. Utilising the benefits of a hybrid cross laminated timber and structural steelwork system to sequester over 1,113 tonnes of carbon from the atmosphere, Metropolis exemplifies BKS’ expertise in hybrid construction and will set new benchmarks in sustainability and refurbishment.
The building has been designed to carefully respect the original architecture, while injecting a dynamic new life and identity for the building - with unparalleled health and wellbeing through best-in-class sustainability principles.
Designed by AHMM, Metropolis targets a BREEAM rating of Outstanding and will achieve Net Zero Carbon in operation, and careful retention of existing building material will result in over 4,239 tonnes of carbon saved.

When completed, this will become one of only four refurbishments to ever achieve BREEAM Outstanding in the UK and be 80% more efficient than the average retrofit, being powered solely by renewables. London’s first AirRated® Platinum building, it will be equipped with pioneering ventilation and air filtration systems that provide 35% more fresh air than a conventional office - enhancing productivity and wellbeing.
